1.Prime Algarve Locations is not a real estate agent as defined by Portuguese law, but rents out or provides web space to its users.

Using and participating as a buyer, seller or just interested visitor is always completely in good faith and of free will. All information and communications are provided truthfully, clearly, respectfully and without reservation. These intentions apply to all other clauses.

All information and communications are strictly for private purposes and private use.

Only the legal owners of a property can list it as for sale. Their legal representative, if they have the right to sign for a deed, can list the property as well.

The provided information on a property(s) is, to the best knowledge of the seller, complete and true. If in doubt, the seller will consult/contact the correct and competent persons or authorities in order to facilitate the promotion or sale.

Buyers are permitted to list their property requirements with no charge.
7.Following from clause 3, 4 & 6, estate agents, intermediates and similar parties cannot use the site for promoting property of which they are not the owner. Nor can they register as a non-private buyer or represent a buyer.

For listing properties sellers pay an initial listing charge and, in case of a sale, a success rental charge. Please consult the ?rates? for full details. Buyers contact details are only shared and/or exchanged with sellers with a paid property listing.

The exchange of buyer and seller contact information is on the basis of trust. If buyers and sellers accept and use contact information provided by Prime Algarve Locations, they fully and without limitation accept that Prime Algarve Locations, in case of a sale, is entitled to receive the success rental charge,.

A sale occurs when a buyer and a seller enters into a ?Promessa (C.P.C.V)? or ?Promissory Contract?. The success rental charge is still payable if the property concerned has been suspended or cancelled from the listing before, on or after the day of the Promessa. Both the buyer and the seller promise to inform Prime Algarve Locations about the sale and the Promessa date.

The success rental charge is to be paid within 3 days after the signing of the Promessa.

Clause 9 also fully and without limitation applies to contacts deriving and or leading from that buyers contact.

The sales price, after exchange of contacts with a buyer, cannot be increased for that buyer. If the seller receives an offer equal to the asking price, the offer must be accepted and the sale must be completed.
14.Prime Algarve Locations can remove any information if it feels, suspects or knows it contains wrong, false or misleading information and deals with, entices or leads to criminal activities. If necessary, the proper authorities can/will be informed.
15.Prime Algarve Locations does not show any contact or private information on the website. Text containing or referring to contact information (name, address, telephone, mobile, email, web site etc) can and will be altered without notice. Repetitive breach of this clause may lead in to suspension or deletion of your account under a no refund policy.
