A: No, you need not. You are free to
list it at a price you see fit. Tip: As our charges are way less then with your agent
you may wish to use this advantage to list at a lower price with us.
Its only logical and human that clienst will go first where they can
find what they want for the lowest price.
Q: We have an exclusive contract
with an agency. Can we join your website?
A: This depends on the clauses regarding the
exclusivity. In some cases the contract will allow you to negociate
with private clients. Private meaning clients which are not presented
by an other real esate agency. In many cases however, the clauses will
stipulate you owe the agency the agreed commission when you sell privately.
We strongly advise you to respect the conditions you have sigend for
contract will have an expiration date. You may wish
to inform the agent in writing now that you prefer to change the contract
from "regime exclusividade" to "regime aberto" from the earliest possible date.
Request for a conformation in writing.
Q: Clients we made contact with
through your site will make a visit to our property soon. Can you asist us
with the viewing?
A: As we are no state licensed real
estate agent we can not participate in this activity. Same does apply for
(price)negotiations. Although you can ask us for advice regarding
these matters, we cannot take over from you. Tip: We have contact with individual, legally
registered property advisors, called "angriadors". They have the possibilty
to assist you. Please contact us for their details.
Q: A member of my family wishes to
sell their property through your site. they are not computer literate,
so can I list it for them, not being the actual owner?
A: Yes, certainly. Discuss with
them the username and password for the account and list the property
using all their details, not your own. When adding the property, on
the last page before uploading pictures you have an info box to
place additional information which can not be viewed by users of the
site. Inform us about the situation and list your contact details
there.
